We come in as tenants of your property, with an ordinary, long-term annual lease.
You start receiving fixed rent every month, with the security of a lease agreement — without worrying about anything else.
The revitalization and ALL maintenance of the property become our responsibility: you get rid of these costs once and for all.
In return, we have the right to host guests through short-term rental platforms, such as Airbnb — that's our source of income.
And here is the difference that protects your asset: because we host high-end, extremely demanding guests, we have the obligation to keep the house impeccable, well cared for and ready at all times — the Airbnb reviews depend on it. Caring for your property isn't a promise: it's the heart of our business.

Legal transparency
Casa Conceito Residences operates with the express written authorization of the owners of every home it manages — as required by Article 13 of Brazil's Tenancy Law (Law 8,245/91). No fine print: this is how it works.
Every home in our portfolio has a lease agreement with an express clause authorizing short-term subletting. Out of respect for the owners' privacy (LGPD, Brazil's data-protection law), the contracts are not published — but we confirm the authorization for the home of your booking upon request through our official channels.
All lease agreements are signed digitally via DocuSign, an internationally recognized e-signature platform with support for ICP-Brasil certificates — the signature standard with the strongest legal weight for contracts in Brazil (Law 14,063/2020).
Every payment goes exclusively to the official Casa Conceito Residences account (CNPJ 63.706.289/0001-89), with a tax invoice issued. We never ask for transfers or deposits to personal accounts.

A Florianópolis host for over 8 years, Leo is an Airbnb Superhost with more than a thousand reviews and a 4.77 average rating across the homes he operates. A Control & Automation engineer (UFSC), he brought a technology builder's process rigor to hospitality.
He is also co-founder and CTO of MySide (formerly Imobles), a proptech featured by EXAME that closed a R$ 12 million seed round. The same engineering that scaled MySide runs Casa Conceito's homes.
